Social Housing

Jumbun Limited manages all 26 residential houses in the Jumbun Community on behalf of the Indigenous Land and Sea Corporation (ILSC). This includes managing the tenancies, allocating properties, collecting rents, employing tradespeople to keep properties maintained, and supporting tenants/families sustain their tenancies.

Safe, Secure & Affordable Housing
Jumbun Limited provides an Affordable Housing Program for Aboriginal residents of the Jumbun Community. We have 26 residential properties. We do not provide emergency or crisis accommodation. All our tenancies are long term.

Setting of Rent
In most instances, Jumbun Limited offers subsidised rent to Aboriginal. Our rent is set at approximately 75% of “market rent” for rental properties of the same size in a nearby location. Our rent is usually adjusted at least once a year. Jumbun Limited rent calculations are different to public/government housing in Queensland where their rent is calculated on the details of assessable income for ALL household members. Our rent calculations are also lower than the local private rental market and local real estate agencies which charge the highest possible rent they can.

Eligibility
To be eligible to go on the Jumbun Limited Affordable Housing Program waiting list, clients must:

  • be of Aboriginal heritage with a traditional connection to Jumbun
  • be a member of our organisation

How to Access our Homes
To apply for our Jumbun Limited Affordable Housing Program, collect and complete a tenancy application form from the Jumbun Limited office at 183 Murray Falls Road, Murray Upper.

We fill vacant housing properties through a rigorous tenant screening process. This includes a rental property application process and interview. This rental property application form will typically ask for the following:

  • rental history or previous living arrangements
  • rental reference
  • personal references
  • evidence of income
  • identification

Community Development

Aboriginal Community Development is aimed at improving the environmental health and living standards of Aboriginal people in a particular community.

Jumbun Limited is working with our partners, including the ILSC who hold the title to the community, to identify and secure long-term funding to maintain and lead community development activities that provide real environmental and housing outcomes to our community.

Economic Development

Aboriginal Economic Development is aimed at providing support to help Aboriginal people move into the workforce and assist Aboriginal organisations to undertake commercial activities.

Jumbun Limited is focused on improving the economic position of our organisation and also the residents of our community. Jumbun Limited has previously operated a tourism enterprise in the early 2000’s with guided walks and cultural tours. Jumbun Limited wish to recommence its tourism and cultural activities to create local jobs and take advantage of the approximately 35,000 vehicles passing by the community yearly on their way to Murray Falls.

Many Rivers and the ILSC, have been refining its governance and procedural arrangements as well as exploring income generating ventures to become a viable, self-sufficient company with real economic sustainability. This is inclusive of Jumbun Limited re-establishing the community store; this will provide local jobs and produce a profit with further expansion of services being considered.
